REAL ESTATE INVESTMENT MANAGER

 

Role Synopsis:

  • Monitors existing property (hotels, offices, residences) performance aiming to maximize the cash flows and value of the dedicated real estate portfolio
  • Analyzes and understands overall real estate market and creates individual lasset based and portfolio based real estate strategy
  • Develops and executes an asset management strategy in liaison with operating partners
  • Reviews operational budgets, KPIs and capex plans; provides direction and oversight for asset operating teams

Key Accountabilities:

  • Manage and lead the dedicated real estate portfolio and reports directly to the Company CEO
  • Prepare annual strategic asset plans and valuations for a portfolio of properties
  • Review all type of contracts, as necessary, negotiate leases and recommend them for approval
  • Manage project control groups for developments, other capex and asset enhancement works
  • Assist with identifying, analyzing, recommending and implementing acquisitions and property disposals when necessary
  • Carry out due diligence and underwriting of potential new investments
  • Monitor property management team ensuring high level of customer/tenant satisfaction
  • Support the issuance of correspondence to customers/tenants when required

Desired background:

  • Bachelor’s degree in Real Estate, Business, Economics, Finance or in a related field is required, an advanced degree in real estate, finance, economics, or business (MBA) is a plus
  • +5 years of direct and comparable experience in real estate, financial modelling, consulting, investing
  • Familiarity with real estate market in Azerbaijan or in the region (e.g., Turkey, Georgia, Russia, CIS, Middle East) with solid knowledge of industry trends in real estate and development

Required skills:

  • Strong leadership, stakeholder management, and risk assessment skills
  • Strong negotiation skills with a demonstrated ability to achieve mutually acceptable outcomes while maintaining strong relationships with stakeholders
  • Excellent analytical and quantitative skills (includin financial modelling) with the ability to evaluate portfolio performance
  • Knowledge of global and local real estate investment trends
  • Proficient with advanced use of Excel, Word, PowerPoint
  • Excellent written and oral communication skills
  • Business fluency in English and Azerbaijani are required, Russian language skills are a plus
